Welcome to the website for proposals for new homes on the site known as "Land south of Wellington Road" in Rayleigh. These proposals are being brought forward by B.Yond Homes.

 

This website provides more information about the proposals and details of the process moving forward. We have also included a feedback form which provides you with an opportunity to have your say before a planning application is submitted to the council.

The Site

The project site lies to the east of Rayleigh, adjacent to homes on Wellington Road and Nelson Road. It comprises an arable field in an ‘L’ shape, bounded by trees and hedgerows. A well-used public bridleway crosses the site from north to south, connecting Wellington Road to Napier Road. Although the site is currently designated as Green Belt land, recent assessments suggest it performs a limited role. Due to this, the site could be considered ‘Grey Belt’ land, offering a scope for sensitive development and housing needs.

Rochford District Council is currently unable to demonstrate a five-year housing land supply required by national policy. As Rayleigh is recognised as the most sustainable settlement within the district, benefiting from robust transport infrastructure, comprehensive local services and a strong employment base, it presents an optimal location for future housing development. New government policy allows for certain parts of the Green Belt to be released in order to meet local needs, whilst not impacting on the wider landscape.

Proposals

Our proposals for the site includes:​

  • Up to 90 new homes, with a mix of two, three and four bedroom properties.

  • 50% affordable housing exceeding Rochford District Council's requirements for 35%.

  • Improvements to the existing bridleway that runs through the site including lighting and resurfacing.

  • New east-to-west green corridors and landscaping to enhance biodiversity. 

  • A design approach that places landscape and local character at its core.

  • Primary vehicle access from Wellington Road, connecting to a looped internal layout.

  • Pedestrian and cycle access via bridleways and internal paths linking to local networks.

  • Access to Rayleigh Station, local schools, shops, and community facilities.

The sketches below show what the scheme might look like. At this stage we are bringing forward an outline planning application. If approved, other applications will come forward which will look at the design of the homes, that you will have a further chance to comment on.
